Summary:
The Comfort Inn is a 64-room hotel located on a main strip in Joliet, IL. The structure had been recently refurbished prior to this particular loss to accommodate the tourist and revenue resultant from newly built casinos and auto racing facilities in the area.

Incident/Extent of Damage:
Due to an incendiary fire, the Comfort Inn sustained extensive structural damage to the roof and substantial water damage to approximately 75% of the hotel's interior due to fire fighting efforts, rendering the structure non-operational. The roof required complete replacement, and due to the water damage and environmental concerns, 50 of the 64 rooms and all of the common areas required complete replacement. In addition, building code corrections were required to bring the structure into current plumbing and fire resistive code conditions prior to reopening. The approximate structural repairs were $1.9 million dollars.
Universal Restoration Services Solution:
Universal Restoration Services' initial response to the loss was in a consulting capacity to lend direction of needed mitigation and repair options. Due to the size, structural, and environmental concerns, Universal Restoration Services produced a scope of work to protect the interest of all parties involved. Universal Restoration Services facilitated project coordination, trade union negotiations, the manufacturing of trusses, building department requirements and inspections, material selections, and procurement and installation. Universal Restoration Services complied with an additional scope of work related to code improvements and move-in and set-up of the rooms. Universal Restoration Services' communication and Project Management skills provided the adjuster, the insured, and the carrier the information necessary to ensure an equitable and accurate building settlement.
Completion Date:
The entire job was completed by December 1, 2001 and complied with all scope items, City of Joliet, and owner requirements allowing for full operation of the structure.
Client Benefit:
Universal Restoration Services played an integral role in bringing all concerned parties into congruity on a complex, detailed and fast track project. Although business interruption could not be avoided, it was greatly minimize by the aggressive repair schedule postured by Universal Restoration Services. This allowed the insured the security, comfort and opportunity of being fully operational for the 2002 tourist season of scheduled events.
