Summary:
Due to heavy storms, the building suffered extensive water damage to the main level (below grade).

Incident/Extent of Damage:
The main level consisted of 12 live in units, two main hallways, and another 15 offices and gathering rooms. The scope of damages included drywall, VCT, carpet and cove base. The damages were consistent in each of the above areas.
Universal Restoration Services Solution:
Once the loss was called into Universal Restoration Services, emergency crews were dispatched immediately. Once on-site, the crews began extracting water out of all damaged areas. They also had to cut drywall 2’ on the perimeter of the hallways and some of the units/offices/gathering rooms. Once the water was extracted, blowers and dehumidifiers were placed throughout the lower level to begin drying and minimize further damages.
Once the building was confirmed dry, a scope of damages and estimate were agreed with the working adjuster and repairs began.
Completion Date:
Within the month of January 2007. There was a delay in the start as an engineer was assigned (by Gallagher Bassett) to determine the cause of the water intrusion. Work actually began on December 20th. This was scheduled as a four (4) week project. Job number 37587.
Client Benefit:
Once repairs were authorized, we were able to have the tenants back in their live-in units, which helped mitigate any loss of revenue.
